Over the last few months, I have commented on the new NAR (National Association of Realtors) requirements and contracts for buying or selling a home. The last 50 years of the “good ole” days of real estate are gone. To be honest, I don’t know if additional requirements and rules changes will occur in the real estate industry. But there is a glimmer of light for past sellers of real estate to recover a portion of the fees that were paid to the buyers’ agents.

If you listed and sold a home in the United States, you may be eligible to receive a commission rebate. This class action suit impacts many millions of families. See the data below:

As part of the initial NAR Settlement, a number of real estate companies were fined over 200 million dollars. These recovered funds will be available to sellers to claim a share of the money to be reimbursed for previously paying commission fees. The recovered 200 million will be added to other fees available for repayment to sellers.

“NAR has agreed to pay $418,000,000 into a settlement fund. The current value of all settlements with NAR and other Defendants is over $980 million. In addition, certain (a) REALTOR® MLSs, (b) non-REALTOR® MLSs, and (c) real estate brokerages with a REALTOR® Principal that together with their affiliates have over $2 billion in total sales volume, have agreed to “opt in” and make payments under this Settlement. Those entities (and the amounts they are paying, if anything) will be reflected on this website.

If you are a member of the Settlement Class, you are eligible to receive a benefit under the Settlement.

The fund will be distributed to qualifying Settlement Class Members who submit an approved claim form, after any awarded attorneys’ fees, expenses, settlement administration costs, and service awards have been deducted.

To be eligible to receive the benefits of the Settlements, you must have: (1) sold a home during the Eligible Date Range; (2) listed the home that was sold on a multiple listing service (“MLS”) anywhere in the United States; and (3) paid a commission to any real estate brokerage in connection with the sale of the home.

A Personal Message to Our Link Clients

Depending on where you lived in the United States, the listing timeframe for submitting a claim will vary. All MLS systems are impacted. If you also sold a home outside our immediate area before relocating here and meet the Settlement Class specifics you may be eligible to receive additional benefits. Please check with the realtor who listed your home for the name of the MLS. Each home requires a separate claim.

If you sold a home between March 6, 2015 and Auguust 17, 2024 and were serviced by the RE Colorado MLS in the Denver metro area or the Pikes Peak MLS (Colorado Springs and El Paso County), you are eligible to submit a claim before May 9, 2025.

Goodness! This is a good opportunity to be reimbursed for some of the funds you paid to sell your home(s).
