New Home Tidbits from a Builders Panel for Realtors
I recently attended a luncheon with a panel of five builders who discussed upcoming trends for new homes. Their comments were so interesting that I decided to share their opinions with you.
When asked about upcoming trends in new builds, they shared these thoughts:
- Builders are working hard to introduce creative mortgage arrangements for buyers who are struggling with increased prices for new homes and mortgage rates nearing 8%.
- They commented that the “product” itself needs to be revamped to accommodate the current market. This would include building higher density homes instead of building 4-8 homes on one acre. They see building up to 18 homes on one lot, which would include three story homes with no basements and tiny yards.
- Builders may continue to offer apartment complexes as part of new home development to be able to generate a positive cash flow from rentals.
- One builder said that if realtors have any clients wanting to buy a new build with gas, they would suggest buying the home now since builders may be leaning seriously towards all electric homes. Since Colorado has a plentiful supply of natural gas, this trend may be farther behind.
